An overview of the changes we saw in Collins Place from 2020 to 2021.
In 2020, 13 homes were sold, and they had an average of 119 days on market. The average price per square foot for those homes in 2020 was $129.82. The highest sales price was $339,900. The lowest sales price was $240,000.
In 2021, we saw a drastic change in those numbers. Keep in mind that home values typically increase by 3% every year. As of December 10, 2021, 14 homes have been sold, and the average number of days on market was only nine. The average price per square foot rose to $144.20. That’s a 10.5% increase, which is a lot more than the typical 3% we expect. The highest sales price was $335,000, and the lowest sales price was $280,000.
