Here’s advice for home sellers who are nervous about their buying prospects.
What can you do if you want to sell but you’re afraid to because of the lack of inventory out there for you to buy? This exact scenario is happening with a couple I’m working with right now. They have a desire to sell in this market, but they don’t want to end up homeless.
As a seller, you need to understand that you have a lot of control in this market. You can negotiate whatever terms and conditions you want in that contract. Your agent’s job is to make you feel comfortable.
With the couple I mentioned above, here’s what we’re going to do: We’re going to put a clause in the contract that says, “If the seller is unable to locate their next home in the next 60 days, then this contract is null and void.” I’m pretty confident that we will be able to find a home in this time frame, but even if we don’t, the sellers will be protected. You have a lot of control as a seller, your agent just needs to be educated on what makes you comfortable and what helps you reach your goals.
