Avoid these three common real estate mistakes to ensure a successful home purchase or sale.

There are three common real estate mistakes I see both buyers and sellers make that you should avoid. Don’t get caught making these mistakes that can potentially harm your transaction:

1. Registering on multiple real estate sites. Zillow, Realtor.com, and all the other sites where you can list your home link to the MLS. The only reason you’ll see different homes on different sites is that one site will take the home down after it goes under contract and others haven’t yet. Making this mistake will just drive you nuts because you’ll have a slew of real estate agents calling, texting, and emailing you. They’re only trying to help, but you need to find one agent to work with, and let them do all that extra work for you. They can get your home out to buyers in a much more efficient way, and it won’t drive you crazy.

2. Calling the numbers on real estate signs. The Realtor on the sign in the yard represents that seller, so while they can represent both parties, it’s not the best idea. This can potentially hinder your negotiating strength. You want an agent who represents only you in a transaction. If you see a house you love, get the address, and call or text your own Realtor.

3. Using a lender with overlays. Explaining why overlays are unfavorable would take some time, so if you want to know more about that, contact me, and I can explain it in detail; essentially, they can potentially cost you a lot of money. You want a lender that will provide the most options and the best interest rate.
